The Zoning Administrator is responsible for determining whether a proposed project complies with the requirements and intent of the Zoning Ordinance for certain discretionary planning applications. The Zoning Administrator is authorized to approve, conditionally approve, or deny administrative adjustments, minor conditional use permits, planned signing programs as well as any other action specified in the Zoning Code. The Zoning Administrator may forward any action to the Planning Commission for review.

Zoning Administrator decision dates are typically scheduled for the Thursday before a Planning Commission meeting. No public meeting is held, but public notices and staff reports are provided at least 10 days prior to the Zoning Administrator decision date as specified in the Zoning Code. Public comments on a specific item can be submitted to the Zoning Administrator at ZAPublicComments@costamesaca.gov. Zoning Administrator decisions are posted online on the day of the decision date.
